Door Repair & Adjustment in Pasadena, TX

If there's one repair almost every Pasadena home needs sooner or later, it's a door that won't close right. The clay under the city swells when it's wet and shrinks when it dries, and as the house shifts with it, door frames go slightly out of square. The result is doors that rub at the top corner, latches that miss the strike, gaps that let in light and air, and bedroom doors that swing open on their own. Humidity makes it worse: wood doors absorb moisture through the long, damp summers and swell, especially if their edges were never sealed. In older homes, worn hinges and loose screws add to the sag.

We start by finding out why the door is misbehaving instead of just shaving it down. Often tightening or replacing hinge screws with longer ones that reach the framing pulls a sagging door back into line. Other times we shim the hinges, adjust or move the strike plate, or plane the door where it rubs and seal the fresh edge so it doesn't soak up moisture. We replace worn weatherstripping and door sweeps on exterior doors, fix or replace locksets and deadbolts, and hang new doors in existing frames. Everything is tested so it closes, latches and locks without a fight.

What this covers

  • Sticking and rubbing door adjustment
  • Sagging door hinge repair and replacement
  • Latch and strike plate alignment
  • Door planing and edge sealing
  • Weatherstripping and door sweep replacement
  • Lockset, deadbolt and knob replacement
  • Storm and screen door installation and repair
  • Pre-hung and slab door installation
  • Sliding patio door roller and track repair
A note from around here: In the 1950s ranch homes of Golden Acres, Deepwater and Red Bluff Terrace, decades of clay movement have pulled many interior doors out of square, while exterior doors across the city swell and stick through the humid summer months.

How a door repair & adjustment visit usually goes

Diagnose the Problem

We check the hinges, frame, strike, gaps and swing to find why the door sticks, sags or won't latch.

Tighten and Realign

Loose hinges get longer screws into the framing, hinges are shimmed if needed and the strike is moved to meet the latch.

Plane, Seal and Weatherstrip

Where the door rubs, we plane it, seal the bare edge and replace worn weatherstripping and sweeps on exterior doors.

Test and Clean Up

We swing, close, latch and lock the door several times to make sure it works smoothly, then clean up.

Storms are hard on Pasadena's exterior doors. Wind-driven rain during hurricanes and tropical storms pushes water past worn weatherstripping and under thresholds, swelling the bottom of wood doors and rotting jambs. After Harvey, many homes had doors that took on floodwater and never closed right again. We replace rotted jamb sections and thresholds, install new sweeps and weatherstripping that seals tightly, and recommend sealing the top and bottom edges of wood doors so they don't wick up water. Sliding patio doors are another common complaint here: grit, humidity and heavy use wear out rollers, and the tracks fill with debris. Cleaning the track and replacing rollers often makes an old slider glide again.

What shapes the price in Pasadena

What a door repair costs comes down to the problem and the type of door. Tightening hinges and adjusting a strike is quick. Planing and sealing a door that sticks takes longer, especially if it has to come off its hinges, and exterior doors with glass or steel skins take more care. Replacing weatherstripping, sweeps or locksets adds parts. Hanging a new pre-hung door or replacing a damaged frame is a larger job. Sliding patio doors with worn rollers or bent tracks vary depending on whether parts are available. Fixing several doors in one visit is the most economical approach.

Neighbors often ask

My door sticks in summer but works fine in winter. Why?

That's moisture and soil working together. In summer, humidity makes wood doors swell, and in a dry stretch the clay under the house shrinks and the frame shifts. In winter both ease up. We plane the door just enough to clear in its worst season, seal the cut edges so it absorbs less moisture, and adjust the hinges so it hangs evenly. That usually keeps it working year-round.

Can you fix a door that won't latch?

Yes. A door that won't latch usually means the latch and strike plate no longer line up because the door has sagged or the frame has moved. We tighten or shim the hinges first, then adjust or reposition the strike plate and clean up the mortise so the latch catches cleanly. If the latch itself is worn or broken, we replace it.

Can you replace a rotted door frame?

Often, yes. Rot usually starts at the bottom of an exterior jamb where water collects. We cut out the damaged section, splice in new rot-resistant material or a composite jamb repair piece, seal and prime it, and reinstall the door so it closes and seals properly. If the rot extends into the sill or the framing around the door, we'll show you and quote the larger repair.

My storm door slams shut. Can you fix that?

Yes. A slamming storm door usually needs its closer adjusted or replaced, and a wind chain may be missing or broken. We adjust the closer's speed, replace worn closers and chains, and make sure the door is hung square so it latches without being forced. In windy spots, a good closer and wind chain keep the door from being torn off its hinges by a gust.
